The challenge
Residence and condominium management relied on fragmented manual processes — spreadsheets, phone calls, email threads. Property managers needed a centralized solution to run multiple residences at once, automate administrative tasks and improve communication with residents. The lack of traceability made it hard to track payments and handle complaints.
The solution
Design and development of a complete digital ecosystem under Saad's technical direction and project management: a web management portal (Angular + Node.js/Express) for property managers — unit management, payment tracking, communication; a resident mobile app (Flutter) — incident reporting, booking of shared spaces, payments, real-time notifications; a manager/field-agent mobile app (Flutter) — QR-code access control, field operations, inspections. Architecture built on a centralized REST API (Node.js/Express) with MySQL.
The results
Platform deployed across 15+ residences and 2,000 units. Complaint processing time cut by 70%. Charge collection rate up 25%.
Methodology and project management
Initial scoping with the pilot property manager across all three user profiles (managers, residents, field agents), then development in 2-3 week sprints with a demo at the end of each cycle. Payment and incident-reporting features were prioritized first, since they concentrated most of the friction points raised in interviews. Code review and a security audit before every production release, with particular attention to the authentication shared across the web portal and the two mobile apps.
Technical architecture and performance
A centralized REST API (Node.js/Express) serves all three interfaces — the property manager web portal, the resident app and the field agent app — with shared JWT authentication and distinct roles per profile. The MySQL database is normalized around residences, units, payments and incident reports, with dedicated indexes for frequent search queries (unit lookup, payment history). Incident reports and notifications propagate near-real-time across all three interfaces.
